We have leased and managed over 34 properties containing 7.1 million square feet of office, industrial, retail and residential properties over the past 13 years. We currently manage 4.6 million square feet in the New York metropolitan area. We have deep contacts at every level of the major brokerage houses across the region and can choose the best local team because we are independent. This, in addition to the superior local knowledge of the markets through our existing asset management operations, will enable us to understand and react to the constantly changing leasing market.
COMMUNICATION
To recover from difficult circumstances, an asset requires constant communication and coordination among the owner, asset manager, brokers, property managers, maintenance engineers, architects and third party vendors. Upon takeover, our teams can truly assess and communicate to the ownership all strengths, weaknesses, opportunities and threats that will affect the net present value of the asset. Our experienced property management and leasing teams will manage the property operations and leasing process through daily communication with the brokers, maintenance personnel, construction managers and property managers, along with the owner.

An ownership point of view, not one of a third-party caretaker, is invaluable when working with troubled assets. Preservation of capital and asset stabilization is at the heart of any owner operator, but enhancing value is our goal. Ivy, having invested over $295 million in equity in 7.1 million square feet of value-added projects, has gained the experience of working on assets in transition. Ivy’s senior management has experience in positioning and selling properties with a gross asset value in excess of $1.5 billion. Ivy will use this experience along with constant communication with the owner to execute the desired exit strategy for any asset.
THE PLAN
Ivy can implement a proactive operating and leasing plan to effectuate the repositioning and/or stabilization of the asset. This will begin with a transition plan to make sure all the interests of the ownership are immediately protected and monitored. Strategic goals will be established along with a timeline for execution which will be communicated weekly and monthly to ensure that the stabilization plan is progressing.
