Joseph Cosenza is the Executive Vice President of Development for Ivy Realty and is responsible for all of its Development and Redevelopment projects. His responsibility spans from prospecting new opportunities in various markets, planning, approval, and implementation of the projects. Mr. Cosenza has over 30 years of commercial real estate experience.

Previously, Mr. Cosenza was the Executive Vice President of Construction for Ivy Realty. Mr. Cosenza has extensive experience in the design and construction industry, spanning conceptual design and budgeting, to project purchasing, construction, closeout and occupancy.  His experience includes commercial, residential, hospitality, and industrial project types. Mr. Cosenza was a lead member of the Novo Nordisk headquarters team, particularly during the early stages of planning budgeting and approval of the project.

He maintains numerous professional affiliations, including current Board Member of Abellon Energy, an integrated sustainable energy solutions provider operating in North America, past board membership in the Construction Management Association of America, and founding board member of the Jersey City Landmarks Conservancy. 

Mr. Cosenza began his career working in the architectural field, and later moved into construction management, working on various project types, including a regional catalog distribution center for JC Penney, The New York Marriott Marquis, and a one million square foot high rise in Jersey City, NJ, including core, shell, and tenant fit out.  Prior to joining Ivy, Mr. Cosenza was president of Cosenza Construction Management, Inc. for 15 years.  This company performed commercial interior work on multiple mid-rise residential rehabilitations and new structures in northern New Jersey and New York City. 

Mr. Cosenza holds a BA degree, with a major in Architecture from Columbia University, and an MS degree in Infrastructure Planning from New Jersey Institute of Technology.
