275 Main Street is a 9 story urban building consisting of approximately 270,000 square feet of retail and 1,300 parking spaces, located at 275 Main Street in Center City, White Plains. 275 Main Street was constructed in 1964 as a Sears department store. Ivy acquired Sears' interest in the property in 2004.


The building consists of 270,000 square feet of retail on three floors with 1,300 parking spaces located on six floors above the retail.  The difficulty involved in this acquisition was the nature of the retail structure which was built for a sole tenant during a different retailing era.  The challenge for Ivy was how to modernize a multi-story structure with large floor plates and an antiquated vertical transportation system.


The building is located in resurgent downtown White Plains and was delivered vacant.   In order to capitalize on the White Plains renaissance, Ivy envisioned a modernization and repositioning of the asset.


Ivy invested 30 million dollars to demolish and replace mechanical and electrical systems, remove asbestos, and cut large penetrations into the concrete structure to support the installation of six state of the art passenger elevator servicing all nine floors.


In addition, Ivy installed modern cartilators which move shopping carts between parking decks, and state of the art escalators between its retail floors which carry passengers alongside their shopping carts between floors.  Ivy updated the façade and made dramatic improvements to the parking decks’ appearance, safety and automobile circulation. Prior to completing the renovation, Wal-Mart leased the premises for its first urban retail paid parking environment.  The store occupies 186,000 square feet on floors 1 and 2.
